Most of us wait until we are ready to sell to do the improvements to our home that we have always wanted to do. Why wait, why not enjoy your home while you live there…add that addition, remodel the kitchen, update your bath.
There are numerous projects that can crank up the enjoyment factor of your home. Here is a list of 10 things you can do now!
1)Ramp up your curb appeal

- Install a new garage door or paint the old one
- Install a new front door or paint the old one
- Add a pop of color with shutters
- Update the hardware, door kickplate, mailbox, door handles, house numbers
- Updating the exterior lighting
- Spruce up the landscaping
- Walk up to your front door and make sure it feels warm and inviting, afterall, this is your guests first impression.
2)Take out a wall
- I often hear “I wish this floor plan was more open” well sometimes this is easier than you think
- Combine 2 small bedrooms into 1 by removing a wall but make sure that this will not affect your resale if this reduces your number of bedrooms below the majority in the area
- Remove a wall between the kitchen and living areas, this is what I hear most
- Make sure to consult a structural engineer is there is any question whether the wall is structural or not. You may have to leave a header or columns for support
3)Replace old leaky windows with new dual paned, low-e windows.
- This is not just a cosmetic fix, this will decrease your heating & cooling costs
- You may be able to deduct some of the cost from your income taxes also, always consult a tax professional
4)Create an outdoor living space
- These can be as simple as a private dining area or a fully equipped kitchen.
- Some even feature fireplaces and outdoor TV’s
5)Update your kitchen appliances
- Shop around at your local appliance outlet for scratch and dents, if it is dented on the side and will be covered by a cabinet, who will know.
6)Replace worn carpet and flooring
- Even if your carpet is not old or worn, if it is an “older” color, it can date your home.
- Shop at home, samples always look different in your own home.
7)Organize your clutter
- Create a locker system in your laundry/entry area for shoes, coats, backpacks, etc.
- Hire a closet organizer company to re-do your closet back.
8)Paint
- Hire a color consultant to assist in choosing the right color for your home. Some tans can look pink or green in your home.
9)Update your security system and HVAC controls
- In today’s age of smart phones, you can control your lights, security system and thermostat from your smart phone or computer
