A home inspection is a critical step in the home-buying process, and is usually something that every buyer does. However a seller also assist in making the process smoother and also ensure that the property passes with flying colors!
What can seller’s do?
- Make sure they are not present during the inspection, this can potentially make the buyer feel uncomfortable asking questions or discussing the properties issues openly and honestly
- Prepare the home for inspection by keeping all key areas of the home free and accessible. Including access to the attic, furnace, and circuit panel
- If the seller is aware of an issue with the home, have a licensed contractor make the repair either prior to listing the property or at least prior to the inspection.
- Seller should consider having a pre-listing inspection done themselves, that way they can have issues repaired prior to listing and keep receipts for such repairs to show the buyer.
- An inspectors job is to find something!! There may be code issues that a seller may not even be aware of.
While doing a pre-listing inspection may seem like an unnecessary expense for a seller, it could actually end up saving money down the road once an offer is accepted.
