Tips on how to sell your home fast!

The Indianapolis Monthly recently asked agents to submit listings that sold in 2009 in less than 21 days.  I actually submitted 4 listings that sold within that time frame.  They reviewed the listings and chose one listing in selected areas, choosing my listing at 8450 New London Ct.  They interviewed myself, Joe & Sharon Pressner and Craig & Abby Maddy, the sellers and buyers on the property and I.  The we anxiously awaited the release of the April 2010 Issue.

I was contacted by the Pressners’ when they were considering downsizing.  We had been neighbors for several years and I had sold their daughter a home so they were confident in my ability to sell their home.  Listing a home is a process and we followed the following steps to prepare their home for the market.

• Previewed the home and gave the sellers my “To-do list”, ie..editing items to make the space look bigger, de-personalizing the home by editing personal photos, etc., neutralizing the paint, sprucing up the landscaping.  This may require renting a storage space for edited items and working with contractors.
• Reviewed the market conditions and pricing accordingly
• Provided contractors to assist with their “To-do list”
• Following up on the progress and updating the sellers on any new market changes
• Consulted, Monica Obershaw of Refined Staging and then hired her to “stage” the home for sale.
• Hired Rich Phelan of Tour Factory to take the professional photos and create a virtual tour of the home.
• Created a “Personal Property Website” for the property containing, school information for the neighborhood, covenants and restrictions, link to the virtual tour, sellers disclosure, area information, creating a “one stop shop” for prospective buyers
• Listed the home for a competitive price with all pictures, websites & information and let the showings begin.

We had 7 showings in 24 hours and received 2 offers, accepting a full price offer on the home the second day!
