As the Geist boating season comes to a close, I thought it would be fitting to see how the waterfront real estate market faired in 2012 as compared to 2011.
There are currently 36 active listings on the market:
- Lawrence Township currently has 17 active properties with the property at 9018 Diamond Point Drive being the highest priced listing currently on the market.
- Fall Creek Township currently has 19 active properties with the property at 14353 E. 113th Street(Tim Durham’s home) being the highest priced listing currently on the market, which is now in pre-foreclosure.
There were 13 sales in Lawrence Township in 2011 , with 9080 Bay Breeze Ct. being the highest at $1,225,000. This property originally listed for $5,500,000 in January of 2005 and was listed at $1,950,000 at the time of it’s sale.
There were 24 sales in Fall Creek Township in 2011, with 14301 E. 113th Street being the highest saleat $4,500,000. This property (Reggie Miller’s home) was once listed at $7,500,000 and was listed at $5,950,000 at the time of it’s sale.
From 1/1/12 to date there have been 23 sales in Lawrence Township, with 9873 N. Hampton Cove Lane being the highest at $1,900,000. This home was the 2008 Indianapolis Dream Home and at it’s highest was listed for $3,999,000.
From 1/1/12 to date there have also been 23 sales in Fall Creek Township, with 13400 Marjac Way being the highest sale at $1,140,769. This home sold for $2,160,000 in February of 2008 and was listed at $1,225,000 when it sold this year.
As this shows, although the number of waterfront sales have increased in 2012, the values have still not rebounded. So if you are looking to buy a waterfront home, now may be the time!
